Our newest Homebase community in Kansas City, Brookside Commons is poised to become one of the most premium apartment communities in the metropolitan area. 

This is the second community in the Sunflower portfolio to join Homebase following the success of American Electric, and another Sunflower property is on the horizon.  

Brookside Commons is centrally located on 5.36 acres near the walkable shopping district of Brookside. Neighboring Research Medical Center, just over a mile from the UMKC campus, it’s an ideal location to appeal to young professionals, like nurses and medical residents.

The property features top-notch outdoor spaces and lavish interior facilities. Outside, residents can enjoy an expansive lounge, a resort-style pool, a yoga pavilion, a dog park, fire pits, and grilling stations. Inside, residents benefit from a coffee lounge, spin center, yoga studio, co-working lounge, resident lounge with fireplaces, and a community kitchen. 

Homebase enriches these amenity offerings by equipping the three-building community with smart access, building-wide Managed WiFi, a controlled-access parking garage, a package room, smart thermostats and lights in units, and smart security cameras.

Constructing a Smart Community

Constructing a smart community is a complex process, and Brookside Commons is a glowing example of the advantages of bringing smart technology specialists into projects early. 

When smart technology specialists can work with the architect while they are drawing the plans for the building, it’s possible to reduce expenses by making sure that the building is designed to support high-speed building-wide WiFi and other smart technologies. 

Liz Peek, Director of Operations at Homebase, shares that when Homebase is involved during the construction process “We can get wires pulled, not just for WiFi, but also for cameras, elevators, internet-connected locks, and parking garage doors.” All of these technologies need to have access to our WiFi network, and “It’s a lot harder to backtrack than to take care of it early on.”

The Smart Experience

Brookside Commons contains 212 units and over 20 amenity spaces, all with smart locks that can be unlocked and managed through the Homebase app. 

They leverage their smart access to empower residents with contactless move-ins and secure visitor management. 

To set up a contactless move-in, property managers add the resident’s stay in Homebase Web Manager, then they assign a fob, leave it in the unit, and lock the door. When the resident is ready to check in, they simply log in to the Homebase app and use the app to unlock the front entrance and their unit. 

Homebase Visitor Management is just as seamless. Property managers set the start and end times and assign doors. Then, visitors enter their unique access code to access all assigned doors with a tap. Property managers can monitor their progress and disable access at any time. 

In addition, the community is equipped with 212 WiFi Access Points in units and 9 WiFi Access Points in community spaces. This Managed WiFi solution allows residents to enjoy high-speed WiFi anywhere in the building, even on the pool deck. Twelve smart TVs in amenity spaces use this high-speed connection to provide TV streaming services in common areas.

At the Edge of Innovation

Brookside Commons is the first live Homebase smart community that uses our Package Room and Parking Control solutions. These solutions allow property managers to manage all of their access from one platform.  This is an important step toward efficiency for communities who might otherwise either deal with unsecured packages or have to use separate platforms to manage package rooms, parking, and community access. 

The property management team at Brookside Commons also manages another Homebase community, OGGI Lofts. While managing multiple properties can be cumbersome, by consolidating all of their smart technology in one platform, they can centralize their operations and optimize their team.
